Violation List - Simplified list of concerns that the Property Inspector follows before sending out violation notices to homeowners. The DCCRs are the rules and property limitations of our planned community neighborhood. Together with the Bylaws, the DCCRs are the legal documents that list the guidelines for our community as written by the developer and that all of us agreed to follow when we bought our homes.
 
Architectural Control Committee (submit this form)
 
Encino Ridge governing documents require an owner obtain approval from the ACC Committee before making physical modifications or improvements to their property. These modifications or improvements are regulated within our architectural standards as defined in the DECLARATIONS OF COVENANTS, CONDITIONS AND RESTRICTIONS.  The Architectural Control Committee consists of three homeowner volunteers who review and approve prospective changes to the outside of the home.
 
Homeowners should put in an ACC request when contemplating a change to the exterior of their home.  Submit the information through the Trio portal. Besides filling out the ACC form, most requests require additional information (examples below). The ACC committee has 30 days to review and approve/deny the request.
       Paint (outside of house) - Submit picture of paint swatches and details on the form. 
       Roof - Submit roof sample and name of contractor.
        Shed - Plat plan required, size, pictures of the proposed shed (brochure) and paint samples.
       Note: sheds must be at least 5 feet from the fence line.
       Window replacement - Brochure of proposed windows, company doing the job, color of windows.
       Patio extension or replacement - Plat plan, picture of current patio, roof sample, paint sample,
       type of wood being used.
       Deck - Wood being used, plat plan, size, stain color sample etc.
