HOA Information
All 247 homeowners in Encino Ridge become members of the HOA as part of the home buying process. We must follow the basic rules as written by the developer but also have input to improve or change these guidelines if we work as a group. There is a legal mandate to pay the Annual HOA fees and to follow the guidelines of our governing documents. It is kindly requested that you remain an active member of the HOA itself. Our HOA must have homeowner involvement or we will not succeed. While the developer incorporated the HOA to run as a non-profit entity in 2005, the homeowners have had the responsibility to self-manage since 2010. Five homeowners must step forward to volunteer as board members and be elected by a minimum of 10% of the 247 homeowners at the annual meeting.
The Board of Directors must initiate and follow through with the choice to hire contractors to complete maintenance and repairs to the common areas. We must also have volunteers to suggest and then organize social events to bring us together. We budget for at least two socials per year. The HOA Board of Directors contracts with a property management company to take care of the day-to-day needs of our community. Our property management company is TRIO Homeowners Association Management. They handle issues pertaining to your account and serve as the central location for any issues affecting common areas or emergencies in our community.
Where do our HOA fees go?
As a group, our HOA fees go toward ongoing maintenance, insurance policies, utility payments, property management (accounting and administrative), social events and to maintain the landscape and upkeep of common areas to include irrigation, garbage pickup and pest control. This includes both entranceways along TPC. As an HOA, we own the greenbelts on three sides of the community. We have a playground on Diamond Chase with picnic tables and a shade structure and there is a small common area at the end of Dolomite.
How much are our HOA fees? As of year 2023, fees are $363 per year or $90.75 per quarter Due: Jan 1, April 1, July 1, and Oct 1

The Resident Portal is an online resource available to members and owners. You may access your account, pay assessments, submit an architectural request, update your profile, view compliance correspondence, and more.
